How We Are Compensated The good news about working with an exclusive buyer's broker is that all this help and loyal representation won't cost you a penny! We are paid from the proceeds of the sale by the listing broker. The listing broker is paid by the seller and is happy to share part of that commission with the buyer's broker who brings a purchaser for the property. This is standard practice among Realtors® who follow ethics rules to be sure that each professional is properly compensated for their work. When we at Omaha Buyer's Broker accept you as a client, we ask you to sign an Exclusive Agency Agreement. Although you won't have to pay our fee, it wouldn't make sense for us to spend hours and hours touring homes and working on your behalf for free. By signing our Exclusive Agency Agreement, you are making us your exclusive representative in your home search for a specific period of time. Our usual fee is 3% of the purchase price of the home, or whatever portion of the listing broker's commission is offered through the Multiple Listing Service - whichever is less. If your interest is in a home for sale by owner, or new construction, we will negotiate with the seller or builder to pay our fee on your behalf. Of course, you also have the option to pay our fee yourself if you prefer. Under our agreement, we promise you to fulfill our fiduciary duties of loyalty, obedience, confidentiality, accounting, and reasonable skill and care. In exchange, you promise to identify yourself as a client of Omaha Buyer's Broker at all times when you speak with, telephone, e-mail, meet, or visit any: a) open house, b) builder's model home or construction site, c) home "for sale by owner," d) any web site, or e) other real estate brokers/agents during the term of our agreement. That will protect our ability to have the seller pay our fee. There are other important features in our Exclusive Agency Agreement, and we will review them thoroughly in our Initial Conference together.
