Determining Property Value An important part of our service is helping you determine a fair price for the home of your dreams. There are many factors that go into determining the value of a property - both objective and subjective. First we'll consider the objective. We'll begin by analyzing those properties actively for sale, under contract, or sold in the past few months in or near your target home. The prices for those under contract and recently sold are actually a better indicator of value than the listing price of those for sale. The listing price represents the hopes of the seller, but the contract and sold properties represent the realities of the market. From a subjective standpoint, we will help you evaluate the positive and negative features of the property, point out any problems that you may have on resale, try to determine the motivation of the seller, and put together the information you need to determine whether the property is priced reasonably or not. You will be the one who ultimately decides whether to make an offer, and for how much, but we'll compile and organize the data that will make that decision much easier.
