Building a new home brings its own set of challenges. We have a unique program for clients who choose to have a home built rather than buying a used home. We know that a successful home-building project depends on meeting expectations. Not only must the builder meet the expectations of the buyer, but the builder also expects the buyer to understand the building process.
As your representative, we will fulfill two roles. First, we educate you on all that is involved in building a home, and what you should expect each step of the way. Then, we serve as your advocate and guide through the long (and often complex) process.
Building a home is like riding an emotional roller coaster. There will be days of absolute joy and excitement, and days of impatience and stress. Our job is to make that roller coaster ride less scary, and as enjoyable as possible.

We provide free consultations so that we can fully understand your needs and desires, and ensure that you are thrilled with the new dream home that is eventually built.

We’ll help you understand all that goes into building a new home – both the pleasures and the challenges – and discuss the pros and cons of building versus buying a used home.

If you haven't chosen a building lot or acreage, we will help you find the perfect location for you – whether a particular subdivision or acreage – and then assist with valuation, negotiation of price and terms, and guide you through to closing.

When it comes to choosing a builder, we will help you examine all the options, so you can choose a builder (large or small, custom or not) who is just right for you and the home you want to build, based on neighborhood, style, and price range.

We can help you select from the builder's stock plans or assist you in finding your own architect for a custom design.

We help you analyze affordability and financing.

We help you compare costs and specifications, and evaluate quality, design and value.

We will represent you in the negotiation of price and terms, and help finalize contracts and paperwork.

If needed, we will assist you in finding the proper construction financing and permanent mortgage programs.

We'll help you to understand the building schedule so that you have the proper expectations, and discuss why building projects rarely go exactly as planned.

We help you find a separate listing agent to sell your existing home if necessary.

We help organize selections and allowances, and help keep you on track with your selections to help the project stay on schedule and minimize delays.

We will act as your liaison with the builder, visiting the job site to check on progress and quality, ensuring that the project stays on track, or that you understand why a delay has occurred.

When the home is completed, we help you obtain professional inspections, and develop a punch list for any required adjustments or items to be completed.

We help to coordinate your move-in and are at your side at closing.

Best of all, we can provide all these services at no cost to you. Even though you are welcome to pay our fees, most clients prefer to have us paid by the builder they ultimately choose. Most every builder pays a commission when one of their homes is sold. However we don’t sell houses, we advise and represent buyers. So why would a builder pay a broker who represents the buyer?
Builders know that we’ll only bring qualified buyers to the table, and that our clients will be much easier to work with because they understand the process and have our help along the way. They appreciate having a client who is well-informed and professionally represented.
Our program allows us to serve as a liaison to help our clients with the myriad of details and choices and keep things on schedule – so the builder can concentrate on building the best home possible on time and within budget!
