An exclusive buyer’s agent will provide the following services:
1. We’ll spend time with you listening and evaluating your specific needs and wants, and locate properties that fit your specifications.
2. We’ll assist you in determining the size of the house payment you can afford, and will help you get pre-approved with a lender, if you don’t have one you’re already working with. Being pre-approved for a mortgage puts you in a much stronger position when negotiating an offer.
3. Then we’ll show you properties in that pre-approved price range, and won’t waste your time with properties for which you won’t qualify.
4. We’ll respect your time by providing a list of every property we think meets your criteria, and then allow you to eliminate those that you definitely don’t like – either from the pictures or from your own drive-by. It makes no sense to schedule a bunch of showings for houses that you know – by one glance at its condition or the inconvenient location of the neighborhood – you aren’t interested in.
5. For those properties that meet your criteria and that you ARE interested in, we accompany you to showings, or (if you’re moving in from out of town) preview the properties on your behalf. We’ll help you ensure that your needs and wants are being met, and will provide you with information and analysis on the good, the bad, and the ugly details of the property.
6. We do not limit our search to the Multiple Listing Service (MLS). We will search for appropriate For Sale by Owner (FSBO) homes and new construction as well. We don’t care where the house if found – only that it meets your needs. We might even approach the owner of a house that’s not currently on the market if it turns out to be perfect for you!
7. We research any property you select – to identify any problems or issues prior to making an offer to purchase the property. We will also perform a Comparative Market Analysis (CMA) to determine if the asking price is reasonable, based on other sales of similar houses in the neighborhood.
8. We’ll help you find qualified home inspectors who can check all the physical components of the house, as well as attorneys, home warranties, or other services you might require.
9. We’ll advise you on how to structure an offer to purchase the selected property, and we’ll present the offer to the seller (or the seller’s agent if necessary) on your behalf. We’ll negotiate price and terms on your behalf and at your direction, always keeping your best interests in mind.
10. We’ll help you understand the terms of the purchase agreement, and any counter-offers that may come back from the seller.
11. We’ll be at your side through the whole process, ensuring that all paperwork is completed accurately and on schedule.
12. We’ll accompany you to the closing in case there are any last-minute glitches.
13. After the closing, we’ll help you find qualified movers, contractors, landscapers, painters, etc. if any of these services are needed.
