Midtown is a geographic area of Omaha that is a culturally, socially and economically important area of the city. It is home to major research centers, national corporations, several historic districts, and a number of historic residences. Midtown comprises roughly 3.6 square miles and is bordered on the north by Cuming Street, the south by Center Street, the east by 24th Street and the west by Saddle Creek Road. The area is home to approximately 28,000 residents and 43,000 employees. It is densely populated and is known for its tree-lined streets, historic architecture and economic and racial diversity.
Many buildings in Midtown Omaha are listed on the National Register of Historic Places. Some of these buildings include St. Cecilia Cathedral, Beth El Synagogue, the First Unitarian Church of Omaha and the Blackstone Hotel. Other buildings in the area include the Mutual of Omaha headquarters and the Masonic Manor, which is the third largest skyscraper in Omaha. Berkshire Hathaway and Kiewit Corporation also have their corporate headquarters in Midtown.
Midtown is home to several historic neighborhoods, as well as modern developments. The Gifford Park neighborhood has a long history, first as a suburb of Omaha reachable only via trolley, and now as a historically significant urban neighborhood, including Omaha's Duchesne Academy. The Joslyn Castle Neighborhood is home to the Castle itself – a historic residence situated on a 5.5 acre estate, which dually functions as an art museum. The JCN is an eclectic mix of housing, ranging from historic mansions and older homes to newer bungalows and apartments. Other significant neighborhoods include Walnut Hill, Field Club and Country Club neighborhoods which are some of the oldest upscale areas in the city. The Hanscom Park neighborhood is called a "vibrant, front porch neighborhood" with homes dating to the 1880s.
Midtown Omaha property values have on a whole consistently improved over the past four years. The City of Omaha's efforts at revitalization through economic development, raising gas prices and Midtown Omaha's close proximity to large employers have all played an important role in the Midtown Omaha's appreciating home values.
Also new to the area is Midtown Crossing at Turner Park. Midtown Crossing at Turner Park is a 15-acre, mixed-use development in the heart of Omaha’s historic Midtown neighborhood. Built around an expanded and revitalized Turner Park, Midtown Crossing is going to be home to new luxury condominiums and apartments, fine and casual dining, entertainment and shopping, and even a movie theatre!
The Dundee District neighborhood, located in midtown Omaha, is adjacent to Memorial and Elmwood parks, which border the University of Nebraska at Omaha. Memorial Park is a booming 67 acres of land, originally created as a memorial for all the men and women from Douglas County who served in the armed forces.
Dundee covers roughly the area between Leavenworth Street on the south, Hamilton Street on the north, Happy Hollow Boulevard on the west, and 46th Street on the east. The area features well-maintained, early 20th century homes and distinctive cast iron streetlights. From May to October, several hundred large flower baskets are displayed on these lights. Homes in the area reflect the Colonial, Georgian and Tudor Revival styles. Unlike other suburban developments where the houses look similar, the houses in Dundee were built to look distinctive. Adding to its charm, many original brick roads can still be found in some of the older neighborhoods.
The area was developed in 1880 by John Nelson Hayes Patrick, and has been dubbed Omaha's first suburb. Annexed in 1915, Dundee is home to Warren Buffett the second richest person in the world. Originally, homes in this area did not sell well and the developers set out to create the neighborhood as a self-contained village. Developers planted 2,000 maple trees along the roadways (one of which was named Underwood for one of the developers). In 1905 developer Walter L. Selby offered free lots if the buyer built. If the buyer stayed for more than a year he got a bonus of $500. Interest in the neighborhood skyrocketed and the developers expanded to be south of Dodge Street and north of Cuming Street.
The "heart" of Dundee is located at 50th and Underwood Avenue where an array of pubs, restaurants and small boutiques can be found. This area of Dundee is also home to " Amsterdam’s” which boasts the best falafel sandwiches in town! One benefit of living in this area of Omaha is the central location in the city as well as the quaint, small-town feel its charming character provides.
